Owning a rental property comes with responsibilities, and occasionally, challenges that are beyond your control.
Chestertons Protect helps safeguard your rental income and provide practical support if your tenancy does not go as planned.
Chestertons Protect is free of charge for 12 months when you sign up for our Property Management service.
With Chestertons Protect, you’ll benefit from:
100% of your rent until vacant possession, with no excess and no limit on the number of months covered.
Protection against rent shortfall where a tenant disputes or refuses a Section 13 rent increase.
Up to £100,000 towards rent arrears and legal expenses, including legal representation and appeals.
Support with recovering unpaid rent, and regaining possession of your property where required.
Cover for qualifying property damage and civil dispute expenses on damages over £1,000.
90% of rent after vacant possession for up to six weeks.
Standalone legal expense cover for civil disputes.
Contract dispute protection for costs in disputes over £100.
A 45-day claim window from the date of the first missed rental payment.
Automatic renewal for continuous protection.
The Impact of Renters’ Rights Act
With the Renters’ Rights Act now in place, managing risk and maintaining income has become more important than ever. Changes to tenancy structures and possession processes mean landlords need greater certainty and stronger protection.
Chestertons Protect reflects this shift, providing:
Immediate support from the first missed rental payment
Cover where tenants do not meet agreed rental increases
Legal expense support to help recover possession where required
This ensures you remain supported within the current regulatory framework, with a clear plan in place if challenges arise.
Protection Beyond the Deposit
A tenant’s deposit may not always be sufficient to cover significant rent arrears or damage. Chestertons Protect provides an additional layer of security, helping safeguard both your income and your asset.
Our coverage is designed to ensure that, should issues arise, you are not left out of pocket. We focus on practical outcomes, helping you recover what is owed while keeping disruption to a minimum.
A Straight-Forward Process
For added ease, we initiate the claims process on your behalf as soon as it is needed. This reduces administration and ensures matters are handled promptly and correctly from the outset.
You will receive clear updates throughout, so you always understand what is happening, what the next steps are, and how your property is being protected.
Our aim is simple: to provide steady support, protect your income, and help return your property to you as efficiently as possible.
