      Even with the right safeguards in place, issues can still arise during a tenancy. Chestertons Protect is designed to give you clarity and reassurance, ensuring your income remains protected and that you have the right support in place should you need to recover possession of your property.

      If the unexpected happens, you will continue to receive the income you expect, alongside access to legal support where required. Our role is to manage this process carefully and keep everything moving, so you are not left dealing with uncertainty.

      Chestertons Protect is free of charge for 12 months when you sign up for our Property Management service.

      What are the Benefits of Chestertons Protect?

      • Nil excess on claims made within the first 45 days: you’ll receive 100% of the monthly rent until vacant possession, there is no cap on the number of months covered

      • Up to £100,000 legal expenses coverage, including appeals and legal representation

      • Rent recovery

      • Property damage cover, for civil dispute expenses on damages over £1,000

      • 90% of rent after vacant possession for up to six weeks

      • Eviction of squatters and assistance with the costs involved

      • Contract dispute protection, covering costs in disputes of over £100

      • 90-day claim window, from the date of first missed rental payment

      • Auto renewal process, so you have continuous coverage

      For added ease, we initiate the claims process on your behalf as soon as it is needed. This reduces administration and ensures matters are handled promptly and correctly from the outset.

      Chesterton Protect

      Subject to a maximum of £10,000 per calendar month

      (Subject to separate terms of business)

      The Fee is based on the gross monthly rent as agreed in the teanancy agreement:

      Up to £2,000pcm - £60 including VAT per month

      £2,001pcm - £3,000pcm - £75 including VAT per month

      £3,001pcm - £5,000pcm - £100 including VAT per month

      £5,001pcm - £10,000pcm - 4% including VAT per month

      (The fee is included within the fully managed service at 17% + VAT - ie 20.4%)
