Chestertons’ ‘Sale Ready’ service helps sellers achieve a quicker, smoother sale by using our trusted legal partner – Leadenhall Law Group (LLG) – to complete pre-sale checks and compile a legal pack of essential documents and paperwork required for the sales process.

This includes:

• Compiling a pre-contract pack ready to send to the buyer’s solicitor once an offer is accepted

• Requesting and reviewing the property’s Title Register and Title Plan from Land Registry

• Identifying errors or potential issues with the Title Register and Title Plan and working with Land Registry to rectify

• Completing mandatory ID checks

• Providing guidance on, and responding to, the Law Society Protocol forms

• Contacting managing agents (where applicable) for their information pack

• Reviewing the head lease (if applicable) for restrictions and advising on lease lengths/extension

• Checking if a deed of covenant/license to assign is required

• Advising on EWS1 status, Fire Risk Assessments, and Asbestos reports.

In London, it takes an average of 120 days* to complete a property sale from the point that a seller accepts an offer from a buyer. Much of this time is taken up by sellers’ solicitors gathering information and responding to enquiries from the buyer and their solicitors.

However, with Chestertons’ ‘Sale Ready’ service, much of this work is done while the property is being marketed, meaning that sellers using this service complete their sale up to two months faster, saving themselves time and money.
