Chestertons’ Sale Ready service helps sellers achieve a smoother, more efficient sale by preparing the essential legal documents and completing pre-sale checks in advance.

In partnership with our trusted legal partner, Leadenhall Law Group (LLG), the service is free of charge until a buyer is found, helping you get ahead of the sales process without any upfront legal costs.

The service includes:

• Preparing a pre-contract pack ready to share with the buyer’s solicitor once an offer is accepted

• Obtaining and reviewing the Title Register and Title Plan from HM Land Registry

• Identifying and addressing any errors or issues with the title, liaising with HM Land Registry where required

• Completing mandatory ID checks

• Supporting completion of Law Society Property Information forms

• Contacting managing agents (where applicable) to obtain the relevant information pack

• Reviewing the head lease (where applicable), including restrictions and lease length considerations

• Checking whether a deed of covenant or licence to assign is required

• Advising on EWS1 status, Fire Risk Assessments, and asbestos reports

In London, it currently takes an average of around 148 days to complete a property sale once an offer has been accepted. Our Sale Ready service can help reduce delays by completing key pre-sale checks and preparing the essential legal documents in advance.
