Bordering Mortlake, ‘Little Chelsea’ is a small enclave of streets lined with pastel terraced cottages surrounding White Hart Lane. In 2017 the borough topped Rightmove polls as the happiest place to live in London.

Barnes has retained woodland on the Barnes Trail and the Thames Path provides a public promenade along the river. Sporting facilities include several playing fields and many local clubs. Surrounded, as it is on three sides by the River Thames, it is hardly surprising that Barnes’ premier sport is rowing.

Both the famous Oxford and Cambridge Boat Race and the spectacular Head of the River Race are run on championship courses between Mortlake and Putney, which pass through the Barnes bend. Barn Elms Sports Trust and Rocks Lane Sport Centre are amongst the many community hubs offering sporting provisions in the area.

Barnes has an eclectic selection of cafés and eateries, award-winning restaurants and historic pubs to choose from. Rick Stein, located on the river at Mortlake High Street, serves fresh seafood dishes prepared to its namesake’s recipes and much-loved Orange Pekoe has been recognised as one of Tatler’s best places in London to have afternoon tea. Further favourites include Gail’s, Annie’s and critics’ choice and celebrity haunt, Riva, which offers Northern Italian dishes from the Lombardy region.

There are a number of shops and independent boutiques in the area. B London Boutique is a trend-led luxury lifestyle store and beauty spa on Barnes High Street. On Church Road, Luma offers luxurious ethically-made homewares and has been featured in Elle Decoration, House & Garden and Ideal Home magazines. The area further boasts high street favourites such as Jigsaw, Starbucks and Marks & Spencer Food Hall.

The Olympic Studios is a deluxe cinema and award-winning café, dining room and members bar on Church Road. The White Hart, on the terrace, is a pub for every season, with terraces overlooking the Thames for the summer and roaring fires inside for the winter. Jazz enthusiasts should head to The Bull’s Head on Lonsdale Road, which hosts regular live performances.

The quality of schools in Barnes is a major draw for families. Local state primaries are Lowther Primary, St. Osmund’s Catholic Primary and Ofsted-rated ‘outstanding’ Barnes Primary school. Private options include The Harrodian School, The Swedish School and renowned St. Paul’s Boys and St. Paul’s Junior Schools. Just across the river, is St Paul’s Girls School and Godolphin & Latymer. There are eight excellent nurseries and pre-schools in the area.

Just 30 minutes from the City, Barnes has two mainline stations, Barnes and Barnes Bridge; both offer frequent services to London Waterloo. The area is serviced by multiple bus routes.

Just north of the river, Hammersmith underground station offers regular District, Piccadilly, Circle and Hammersmith & City line trains. Community Parking Zones in the area provide priority parking for residents.
